Marketing for commercial fitout contractors

For contractors whose next tender depends on being one of three names a tenant representative writes down months before the brief exists.

Where the money moves.

The shortlist is assembled before the tender goes out. A tenant representative, a project manager or a workplace strategist puts three names on a page, and the names that go down belong to contractors whose last job they can picture. That picture is built by finished-project evidence reaching the right thirty or forty people, repeatedly, through the months when they have nothing to give you. The work is unglamorous: a project record that is complete, current and easy to forward, and a channel where the people who write shortlists actually look.

There is a window of roughly four days between practical completion and the tenant's furniture arriving, and it decides whether a project exists in your marketing at all. We hold the schedule against your program, brief the photographer on the details a buyer reads (the ceiling and services junction, the joinery, the base build conditions you worked around, the reception), then get the images and a short program note into the project record before the defects list closes and the floor fills with monitors.

Fitout demand follows lease expiries and board approvals, so the enquiry curve is not flat and the run before Christmas is a scramble to hand over ahead of the holiday move-in. Spend that assumes an even year wastes half of itself. We weight campaign, content and outreach towards the months when a tenant is twelve to eighteen months from expiry and the decision is genuinely open, and pull back when every crew is already committed and another enquiry is a distraction rather than a win.

Sustainability credentials now sit inside the decision rather than beside it. A Green Star Interiors or NABERS commitment in a tenant's brief changes who can credibly bid, and evidence of delivered ratings belongs in the project record next to the area, the floor and the program duration. Reporting is written against the enquiries and the tenders they fed, not impressions. Ad accounts, the website, the image library and the profiles are registered to you from day one, and one accountable team runs the lot.

What we run.

The project record

Every completed tenancy written with area, floor, building type, program duration, delivery model and the base build conditions you worked around. Enough for a project manager to judge comparability, short enough that a leasing agent will forward it without editing.

The handover shoot

Booked against your program rather than after it. The photographer is briefed on ceiling and services junctions, joinery, reception and the details a workplace strategist reads, then images are edited and filed before the defects period closes.

Standing with agents and project managers

A short monthly piece the few dozen people who write shortlists will actually open, plus material they can put in front of a client with your name on it. Presence in the quiet months buys the call in the busy ones.

Site content

Fixed-camera time-lapse, night-shift footage in occupied buildings, and short process pieces on the parts of the job a tenant fears: noise, access, make-good, program certainty. Evidence that you can run a floor without the building manager ringing.

Search for the tenancies you want

The site structured by tenancy type, size band and city, so a tenant rep scoping a shortlist finds work that matches theirs. Written for search results and AI answers, which is increasingly where the first three names come from.

Questions we get asked.

Directly behind them. A tenant representative can only put you forward if they have something to send and a recent job they can picture. The programme keeps both current and widens the number of people holding that picture beyond the handful your business development team can sit in front of each month.

Yes. Access, inductions and building manager approval are arranged as part of the schedule, and the shoot is planned around the hours you are actually permitted on the floor. Night work photographs well, and it is the evidence that proves you can deliver inside a tenanted building without incident.

Common, and workable. The project still exists as a record carrying area, program, delivery model, base build constraint and outcome, published without naming the tenant. Where approval is possible we ask early, in the same conversation as handover, when the answer comes back yes far more often than it does six months later.

The project record is the source. Submissions, capability statements and EOI responses all draw on the same current material, so a bid week is spent writing rather than hunting for a photograph nobody saved. Where you want it, we design and format the submission document as well.
